Why Should I Take the Time
To Get Pre-Approved?

Getting pre-approved before you apply for a loan gives you some great advantages. Because it verifies your credit, income, assets, and liabilities it makes the whole process of looking for your dream home so much faster and easier, and saves you the frustration of looking at homes that are attractive to you and get your hopes up, only to discover later that they are out of your price range. You don't need that rollercoaster.

Being pre-approved has the advantages of:

• Saving you from previewing properties outside of your price range since
you'll already know what you can borrow.

• If you use a realtor, it helps them to better target homes that will work for you.

• Puts you in a stronger negotiating position with the seller, because the seller
will know your loan is pre-approved. Sellers are usually more willing to accept
offers from pre-approved-buyers.

• Help you close quickly, since your loan amount is already pre-approved.

If you qualify, you'll get a letter that says you are approved to borrow a certain amount of money and for a certain amount of time. Being pre-approved does not mean you have to use that lender or that the loan has been finalized.

Pre-qualification is not the same as pre-approval!

A pre-qualification is a free test run of the loan application process that usually takes a few hours. The mortgage lender uses your credit, financial, and employment information to come up with an estimate of the mortgage you can afford. While it is a good first step to give you an idea of where you stand, and can help with planning for homeownership, a pre-qualification is only a rough estimate. When you are ready to purchase, take the time to get pre-approved. While it is a lengthier process, it is worth it.
